The purpose of this blog is to share the lessons I’ve learned in the trenches—fixing and flipping houses, building houses and landlording.

I want to provide an additional form of value to our hard money borrowers–small business owners that do these kinds of real estate deals.

In my last entry entitled Second Ironclad Way to Find Qualified Contractors, I shared a straightforward way to find contractors.

There are three ironclad ways to hire contractors. Today, I’m going to talk about the third way. It’s simple and predicated on my experience that subs LOVE to complain about the sub that came before them. Plumbers will complain about electricians or carpenters, sheetrock subs will complain about the plumbers, the tile sub will complain about drywall mud that he has to clean up, etc.

Here’s the trick. Ask subcontractors for referrals for the sub that comes immediately before him and immediately after him in a job. This kills two birds with one stone.

  1. You build out your roster of qualified subs

  2. You also help them by hiring subs they get along with. Which by the way means it’s a lot harder for these guys to complain about each other given that there’s mutual referrals going on.
