Second Ironclad Way to Find Qualified Contractors

Fixer houses take a special type of contractor. Here’s a second great way to find them!

The purpose of this blog is to share the lessons I’ve learned in the trenches—fixing and flipping houses, building houses and landlording.

I want to provide an additional form of value to our hard money borrowers–small business owners that do these kinds of real estate deals.

In my last entry entitled Guerrilla Move to Find Qualified Contractors, I shared a bit of a sharky way to find contractors.

There are three ironclad ways to hire contractors. Today, I’m going to talk about the second way. It’s simple

  1. Get to know the people at the Pro Desk at your local Home Depot

  2. Ask them for the names of reliable contractors that work with investors and are great about paying their bills

  3. Ask for a phone number or contact info. They’ll probably not want to share this with you

  4. Then ask what time the contractor usually comes in

  5. Chances are they’re in at 6am. This is a good signal. They’re busy and organized. You don’t want contractors that are constantly popping in to get a few things.

  6. Show up at 6am the next morning and hang out near the Pro Desk.. Do this a couple days in a row and you’ll find plenty of good contractors. Pro Tip: bring coffee or donuts.
